Aware Super, one of Australia's largest superannuation funds, has announced an 11.02% return for its High Growth accumulation option in the 2024 financial year.

Damian Graham, Chief Investment Officer at Aware Super, attributed the strong performance to several factors:

• A highly diversified portfolio
• Growing international exposure, particularly to US equities
• Strong performance across multiple asset classes, including infrastructure and private equity

Graham emphasized the benefits of the fund's lifecycle design, which adjusts risk exposure as members age:

"It means they have more exposure to growth assets while they're younger and can accommodate more risk, so they can benefit greatly in years like this," he said.

The fund recently opened its first international investment office in London to enhance its global investment capabilities.

Other notable results include:

• Conservative Balanced pension option: 7.66% return for FY2024, 6.64% average annual return over 10 years
• High Growth Indexed option: 14.62% return for FY2024
• High Growth Socially Conscious option: 12.73% return for FY2024

Aware Super manages more than $175 billion on behalf of its 1.1 million members.

Graham stressed the importance of focusing on long-term returns, highlighting the 8.82% average annual return of the High Growth option over the past decade.

Retirement villages are providing a significantly more affordable housing option for older Australians compared to the traditional property market, according to new data released today.

The 2023 PwC-Property Council Retirement Census reveals that two-bedroom units in retirement villages are on average 43 per cent cheaper than homes in the same postcode across Australia.

Daniel Gannon, Executive Director of the Retirement Living Council (RLC), said the data highlights the crucial role retirement villages play in addressing housing affordability.

"Retirement villages are an affordable housing solution available to older Australians in an otherwise unaffordable housing market," Mr Gannon said.

Key findings from the census include:

• The average cost for a unit in a retirement village is $559,000, compared to the $986,000 median house price in the same postcodes.
• Retirement villages are operating at near full capacity, with only a five per cent vacancy rate.
• Residents report high satisfaction, with a national net promoter score of +44.

Mr Gannon noted that retirement communities also benefit younger homebuyers by freeing up larger homes when older Australians downsize.

However, the tight vacancy rate is concerning given the projected increase in Australians aged over 75 from 2 million to 3.4 million by 2040.

"This means governments need to get their skates on and actually start planning for ageing populations – starting with age-friendly housing," Mr Gannon said.

Tony Randello, CEO of Aveo, emphasised the need for planning reforms to enable operators to provide more contemporary, age-appropriate, and affordable housing across the country.

PwC Australia partners Meredith Chester and Funminiyi Oduko highlighted the sector's challenges, including rising construction costs and limited land supply, while noting that affordability remains a key advantage of retirement living compared to the residential housing market.

The Retirement Living Council, which represents for-profit and not-for-profit owners and operators of retirement villages and seniors' living communities, is calling for policies to deliver more age-friendly homes and better services in retirement communities across Australia.

A new report from the Australian Institute of Health and Welfare (AIHW) has highlighted the potential benefits of age-friendly housing in reducing hospitalisations among older Australians.

The "Injury in Australia" report, released on June 21, 2024, found that 296,490 people over the age of 65 presented to emergency departments with injuries across the country in 2022-23. The likelihood of injury was highest for those aged over 75, with falls accounting for 46 per cent of reported incidents leading to hospitalisations in this age group.

The Retirement Living Council (RLC) has welcomed the report's findings, stating they underscore the importance of age-appropriate housing. RLC Executive Director Daniel Gannon said the report should be instructive for governments managing the country's dual health and housing crises.

"There are 1.4 million Australians over the age of 75 who live in homes that aren't necessarily suitable for their ageing needs, which is leading to trips, falls and increased interaction with GPs and hospitals," Gannon said. He noted that retirement village residents are 20 per cent less likely to require hospitalisation after only nine months of living in these communities, leading to 14,000 avoided annual hospitalisations across Australia.

"As a consequence, age-friendly communities are minimising the interactions older Australians have with GPs and hospitals, while importantly delaying entry into taxpayer funded aged care," Gannon said.

The report also found that women aged 80-84 had the highest number of injury-related hospitalisations among female age cohorts, with 20,200 cases recorded. Gannon highlighted additional benefits of retirement communities, stating that compared to non-residents, those living in retirement villages are 15 per cent more physically active, 41 per cent happier, and five times more socially active. He added that these communities also contribute to reduced levels of depression and loneliness among residents.

The RLC estimates that reduced interaction with health systems generates $945 million in annual savings for the Australian Government while freeing up aged care beds for increasing demand. Gannon called on governments to take action in light of the AIHW report's findings and the impending demographic "silver tsunami". "Governments need to do everything they can to unleash more housing supply that keeps people healthier and happier for longer," he said.

The Retirement Living Council (RLC) has called for a renewed focus on retirement villages as a key housing solution to cater for Australia's ageing population, following the release of fresh Australian Bureau of Statistics (ABS) figures.

The ABS released national population figures revealing that the fastest-growing age cohort is between 75 and 79 years old, with an annual growth rate of 6.73% significantly outpacing the overall growth rate of 2.48%.

RLC Executive Director Daniel Gannon said Australia's three tiers of government need to address and solve the challenges associated with housing this demographic cohort now.

"Over the next two decades, the number of Australians over 75 will increase from two million to 3.4 million people, which will have socio-economic impacts on the nation," Mr Gannon said.

He noted that 710,000 Australians are set to retire within the next five years, which will impact housing markets, hospitals, workforces and economies.

Mr Gannon criticised state budgets for delivering "the same old stock standard approach around the country with zero creativity or strategy" when it comes to housing for older Australians.

"This lack of vision is frankly contemptuous to the 4.2 million retirees around Australia and the 710,000 people looking to retire in the next five years," he said.

"Governments need to get creative and expand their vision for older Australians and their ageing needs."

Mr Gannon highlighted that retirement villages across the country save the commonwealth government $945 million every year as Australia's population continues to rapidly age, through better-designed homes that minimise trips and falls, leading to fewer GP visits, shorter hospital stays and delayed entry to aged care.

"All of this reduced interaction with doctors and hospitals releases capacity back into health systems for those who need it most, when they need it most," he said.

The Retirement Living Council (RLC) has criticised state government budgets for their lack of ideas, vision and strategies to appropriately house ageing populations around Australia.

RLC Executive Director Daniel Gannon said the "lack of vision is frankly contemptuous to the 4.2 million retirees around Australia and the 710,000 people looking to retire in the next five years."

"Governments need to get creative and expand their vision for older Australians and their ageing needs," he said.

Mr. Gannon noted that while there were some highlights from the budget season, such as cost of living relief for pensioners in Western Australia, South Australia, Victoria and Queensland, the ideas seemed to "start and stop" there.

"State governments tend to have a celebrated focus on first home buyers forgetting that if 'rightsizing' disincentives can be removed, hundreds of thousands of homes in the middle of the market could be freed up," he said.

Mr. Gannon argued that incentivising older Australians to 'rightsize' into homes better suited to their ageing needs could lead to better health outcomes, reduced interaction with hospitals and aged care facilities, and more homes re-entering housing markets for younger people.

"But at the moment, it's radio silence on age-friendly housing solutions," he said.

The RLC is calling on state governments to put in place minimum land allocations for retirement villages in greenfield and master-planned settings, including targets like those already in place for social and affordable housing.

Mr. Gannon highlighted that compared to people not living in a retirement village, residents are 41 per cent happier, 15 per cent more physically active, five times more socially active, twice as likely to catch up with family and friends, and experience reduced levels of loneliness and depression.
